18-acre Arable Land in Little Fenton, North Yorkshire

18.581 acres (7.52 HECTARES) This land is on the Foggathorpe 2 soil series and believed to be ALC 3b. It has been farmed for the last century by the current users and their descendants who were served a NTQ the land by 31/12/26. Winter wheat has been sown so compensation for the seed/growing crops will need to be arranged with them or they may want a short FBT from current owners for a growing season to allow them to harvest the crop. Drainage pipes were replaced on half of the plot around 1972 and a plan of the drainage works is attached. Current owners don't know details of yields etc, just know that winter wheat has been grown for the past 2 years and subsidy payments have been claimed in the past. The land is accessed from an unmade track from the main road on neighbouring land which current owners presume they have prescriptive rights to use as it has been used for well over 20 years, photos from online maps attached.
