About AgLand

What AgLand is, and why

AgLand is the UK's demand database for agricultural land and rural property. Buyers tell us what they want. Owners and agents advertise to the buyers who already match, and we email every one of them the day the advert goes live.Free for buyers, a flat fee for sellers, no commission on either side.

How we help

The land market runs on who you know, which leaves most buyers in the dark and most owners guessing. A record of who wants what, where, and how much they're willing to spend - kept honest and approved by a real person - fixes both at once.

If you're buying or renting

Most rural land changes hands quietly, and the parcels that reach a portal are often gone in weeks. Tell us once what you want, where and for how much, and we email you the moment an owner or agent lists something that matches. Your details stay private until you choose to connect.

If you're selling or letting

See how many registered buyers match your land before you spend anything. Advertise for a flat £59 and every matching buyer is emailed once we've read and approved the advert. When a buyer asks to connect and you agree, you exchange details and deal direct.

The story so far

I built AgLand because buying land was miserable: slow, patchy information, and the good stuff went before it was ever advertised.

I grew up on an equestrian smallholding in Lincolnshire. Collecting eggs and feeding the horses came before school, mud came before most things, and I have never been as comfortable in heels as I am in wellies (who am I kidding? I can't walk in heels and have no desire to). Land, to me, was never an asset class. It was where you lived and what you did every morning.

I left for a career in law, which took me all over the world, then I started building technology companies. Now I invest in property alongside that. When I went to buy agricultural land myself, I expected it to be like buying anything else. It wasn't. The good parcels went before they were advertised, or were never advertised at all. Every step took weeks. I never knew where I stood, and what I wanted most - to speak to the person who owned the land - was the one thing the process seemed designed to prevent.

I didn't think that was good enough for a market that decides where people farm, live, and build. So I built the thing I wanted at the time: somewhere a buyer can say once, plainly, what they are looking for, and be told the moment it exists. And somewhere an owner can see how many real buyers want land like theirs before deciding to advertise, then reach them directly.

AgLand went live in August 2026. Within the first six weeks, more than nine hundred buyers had told us what they were looking for, and the first sellers had been introduced to buyers who matched their land within days of their advert going live. It's early, and it's working.

I still read every requirement and every advert myself before it goes live, which is how it stays honest. Farming has had a hard few years, and if taking some of the friction and secrecy out of buying and selling rural property helps the people doing it, that's a good use of my time. #BackBritishFarming isn't just a badge in our footer.

If something isn't working, or you just want to talk it through, email me. You'll get a straight answer from the person who built it.

What we do, and what we don't

We do

  • Hold the only structured record of live UK demand for rural land and property
  • Email buyers the day something matching is advertised
  • Show owners how many buyers match their land before they pay anything
  • Read every requirement and advert before it goes live
  • Charge flat fees, stated up front, and no commission

We don't

  • Value your land or tell you what to ask for it
  • Arrange viewings or negotiate
  • Pass anyone's details on until they choose to connect
  • Take a percentage of anything
