Buying a building plot in the UK

Building plots for sale in the UK are scarce and competitive: councils in England keep self-build registers running to tens of thousands of names, and serviced plots with permission rarely last. Plots come with outline or full permission, or as land with hope of it, and the difference is most of the price.

Tell us where you want to build, how much land you need and your budget, and we email you the day a matching plot is listed. Owners with land that could take a home can see how many self-builders are waiting.

Building plots for sale: your questions

How do I find a building plot for sale in the UK?
Listing sites show what is for sale today. AgLand works the other way round: tell us once what you want, where and for how much, and we email you the day a matching building plot is listed by an owner or agent. Registering is free.
How many buyers are looking for a building plot in the UK?
183 confirmed buyers on AgLand want a building plot, and 21 of them will buy anywhere in the UK. The county pages show who is looking where.
What do buyers spend on a building plot?
The median top budget across the UK is £250,000. Half of the 182 buyers who gave a budget top out between £100,000 and £500,000. These are the most each buyer says they will spend, not sale prices, and they vary a lot by county.
What is the difference between outline and full planning permission?
Outline permission establishes that a home can be built on the plot in principle, with details to follow. Full permission approves the design. A plot without either is land with hope value, and its price should reflect the risk.
Should I join my council's self-build register?
Yes. Councils in England must grant enough permissions to meet the demand on their registers, so joining strengthens the case for plots in your area. It costs nothing to register with us as well.
Does it cost anything to register?
No. Registering and connecting with a seller are both free for buyers, and your name and contact details stay private until you choose to connect.
