Is AgLand an estate agent?
No. AgLand is an automated matching and advertising platform. We publish your advert to buyers whose registered requirements match it, and when a buyer wants to connect we pass on each side's contact details. From there, you deal with each other directly. We don't conduct viewings, negotiate on your behalf, or handle the legal work - you should still consult surveyors, licensed conveyancers, and solicitors as normal.
What does it cost, and how do you make money without commission?
It costs nothing to find out how many buyers are looking for land like yours. If you decide to advertise, it's one flat fee of £59 for 6 months - and if fewer than 5 buyers match on the day, it drops to £29 (because even though new buyers register all the time, we want you to feel good about using our platform). Land and estate agents also pay us to see what buyers in their patch are currently looking for. You won't pay any commission to us, ever.
Are the buyers real?
Every buyer confirms their email address before their requirement goes anywhere, and AgLand reviews each one by hand before it goes live - so the demand you see is real people, yes. Buyers can take their requirement down at any time, and every email carries a link to do it. What AgLand does not do is check anyone's finances or ask for proof of funds, so treat an AgLand introduction the way you'd treat any other enquiry and do your own due diligence.
What happens when a buyer wants to connect?
If a buyer wants to connect, you both get an email containing the other side's name, email address, and phone number at the same time - no waiting around, and nobody gets your details unless they're serious about matching. You take the conversation from there, at your own pace, using your own professional advisors.
Only a few buyers match my land - is it still worth it?
Absolutely - you only need one buyer! A traditional portal shows your land to thousands of people who are mostly curious; we show it to the few who have told us in writing what they want, where, and what they'll spend - and yours is proven to fit before you pay. Six people actively searching for exactly what you have is a shortlist, not a small audience. Regardless of your match numbers on listing day, your advert runs the full 6 months and goes automatically to every new buyer who registers a matching requirement in that window. New buyers register every week, and you can easily renew if needed.
How precise is the location matching?
As precise as the buyer asks for. When someone registers, they either drop a pin - a postcode and a distance - or pick counties and regions. Some tell us to watch one village and nothing else, and they'll wait however long that takes. Others are open to a whole region and want to hear about anything closeby. Your advert is matched on each buyer's own terms, and everyone is told how far away your land actually is.

Because it works on real distance rather than county names, a buyer looking around Stamford, Lincolnshire, for example, also hears about land just over the border in Rutland or Northamptonshire - which county-only matching would have hidden from them. We ask sellers for a postcode for the same reason, and for your privacy, we only ever publish the first part of it.
I'm a buyer - is it really free, and what do you publish about me?
100% free, yes! Registering, matching, and connecting with an owner all cost nothing; there's no subscription, and no fee or commission payable if you go on to buy. We're paid by the people advertising land, not by the people looking for it. All we publish is what you're looking for - property type, county, budget bracket, and acreage. Your name, email address, phone number, and the postcode you search around are never published. They're only shared when you want to connect with an owner or agent about a specific property, and even then, the other side's details come to you at the same time.
I'm a land or estate agent - can I use this?
