Ty Isa is a 103.80-acre (42.00 ha) working farm on the B5429, four miles south of Ruthin and twelve miles north of Llangollen, surrounded by farmland. The land is in arable rotation and grazing: maize with ryegrass drilled as a winter cover crop, grazed by sheep and cattle. Agricultural Land Classification Grade 3. Soils are freely draining slightly acid loamy types (Soilscape 6 and 7), with one field of slightly acid loamy and clayey soil with impeded drainage (Soilscape 8); all are suited to general cropping. Water is laid on to all the land. Boundaries are mostly hedges, with some post-and-rail and post-and-wire fencing, and a few stretches need repair. There are two dwellings. The farmhouse is a five-bedroom period house with an inglenook fireplace in the living room, an Aga kitchen, a utility room, a ground-floor bathroom and a conservatory wrapping the western gable. A separate three-bedroom barn conversion, converted under planning permission around 2010, shares the yard access and parking. Both are on mains water, oil-fired central heating and their own septic tanks. Council tax band E. The farm buildings sit around the house: two five-bay silage clamps, a five-bay steel portal frame cubicle shed housing 24 cattle a side, a second cubicle shed for 66 head, and further covered space and yards with gated access. The buildings are usable but show wear from standing unused. Mineral rights are understood to be reserved to a third party. Overhead electricity lines cross the fields north of the B5429. One field is grazed by a neighbour under an eleven-month grazing licence. The property sits in an area where maximum radon potential exceeds 30%. There is no current EPC, as the property has never been sold or let. Flood risk from rivers, sea and surface water is very low. The farmhouse dining room had water ingress from a damaged roof valley, understood to have been repaired. Freehold, sold with vacant possession of the farmhouse. The land is not currently entered into any agri-environment scheme.
